We partner exclusively with select real estate professionals through our Preferred Agent Program — designed for those who share our commitment to excellence, discretion, and client care. The program recognises and rewards trusted agents who introduce qualified buyers or source suitable properties, helping connect discerning clients with luxury co-ownership opportunities throughout New Zealand.

To reflect local market practices, the program offers two distinct pathways:

Preferred Agent (Property Sourcing)

Preferred Agents focus on identifying and introducing properties that meet The Sanctuary Collection’s acquisition criteria. Early engagement—ideally prior to listing—provides the opportunity to complete due diligence and act decisively when exceptional properties become available.

Preferred Agents enjoy a range of exclusive benefits:

  • Exclusive Partnership — Properties are acquired exclusively through our Preferred Agents, giving you and your agency the opportunity to present luxury homes that meet our standards for location, design, and amenity.

  • Resale Rights — When a property is sold (typically after five years), the original sourcing agent is granted the first right to represent the resale, creating long-term value and continuity.

  • Optional Buyer Referrals — Preferred Agents may also refer qualified prospective buyers and receive referral fees where applicable.

This pathway is ideal for experienced agents with strong local insight and access to premium properties that reflect The Sanctuary Collection’s standards.

Preferred Buyer’s Agent (Prospect Referral)

Preferred Buyer’s Agents specialise in introducing qualified clients who may be a fit for The Sanctuary Collection. This role is dedicated exclusively to buyer referrals and is not restricted by territory.

Preferred Buyer’s Agents enjoy a range of exclusive benefits:

  • Earn a Referral Fee — Receive a referral fee when a referred client purchases one or more shares. Referral opportunities extend across the entire portfolio.

  • Ongoing Opportunity — Referrals are not limited to a single property. If your client acquires shares in multiple residences, referral fees apply to each completed transaction.

  • Nationwide Reach — Refer clients across New Zealand with no regional limitations.

This pathway is best suited to experienced buyer’s agents with established networks of high-net-worth clients seeking access to exclusive, professionally managed co-ownership opportunities.

Compliance & Role

To ensure full compliance with the Real Estate Agents Act 2008, Preferred Agent activity is structured as a referral arrangement, not an agency relationship.

Agents do not market or sell ownership interests, negotiate terms, prepare or present agreements, or handle funds. All discussions, documentation, and transactions are managed directly by Equiti Group.

Agent activity is limited to:

  • Introducing qualified buyers who may be a fit for The Sanctuary Collection

  • Referring prospects to the website to help explain the co-ownership concept

  • Registering referrals through our secure online portal

  • Staying updated on new property launches and program updates

Licensed agents must make any required referral fee disclosures to their clients under the Professional Conduct and Client Care Rules.

How to Join

To apply for Preferred Agent or Buyer’s Agent status:

  1. Submit an Application — Complete the registration form below with your contact and agency details.

  2. Review and Sign — Agree to the relevant Referral Agreement, setting out compliance obligations, referral guidelines, and the applicable fee structure and resale rights.

  3. Start Referring – Begin introducing qualified buyers or sourcing suitable properties. Referral fees, where applicable, are payable upon settlement.
