From First Look to First Stay — Your Path to Ownership

Most acquisitions are completed in just 4–6 weeks, followed by design and furnishing that transform each residence into a Sanctuary — curated with elegance, comfort, and refined living in mind.

Step 1: Property Introduction (10 days)

  • Members are notified when a property is identified for the portfolio.

  • Detailed information, including property price, ownership costs, fees, images, and video (where available), is shared in the Members Zone.

  • Schedule an onsite or virtual walk-through with the agent.

  • Members have 10 days to reserve one or more shares in the property; reservations remain non-binding until the deposit is formally accepted by Equiti Capital. ¹

  • A Confidential Information Pack — including legal documents, financial details, and property-specific information — is provided to those who confirm interest.

¹ Because the property is not yet under contract, it may still be sold to another party during this period.

Step 2: Conditional Contract

  • When reservations reach the required threshold, Equiti Capital will secure the property under a conditional contract, subject to final due diligence.

Step 3: Due Diligence & Commitment (7 days)

  • Complete Wholesale Investor Certification and AML/KYC (if required).

  • Review legal and property documents.

  • Execute the Subscription Agreement and lodge the initial deposit into the solicitor’s trust account within 7 days of notification.

  • If financing is required, our banking partner can assist with pre-approval.²

² Pre-approval is required before reserving shares. Ownership is confirmed on a first-come, first-served basis in the order deposits are received.

Step 4: Settlement Preparation (10 days)

  • Finalise financing and meet all conditions for closing.

  • Pay the balance of the purchase price for your ownership interest into the solicitor’s trust account within 10 days.

  • Preview the stay calendar; weeks are allocated in the order deposits are received.

  • Onboarding with Member Services begins.

Step 5: Closing & Settlement (7 days)

  • Equiti Capital completes settlement and issues your ownership certificate.

Step 6: Design & Furnishing (4–8 weeks)

  • Following settlement, residences are thoughtfully furnished and styled to The Sanctuary Collection’s standards.

  • This process may take 4–8 weeks before the property is available for occupation, as outlined in the Offering Memorandum.

  • Members gain access to property resources and curated services.

  • A welcome orientation is arranged, and your first stay is confirmed.
