The Preferred Agent Program is a partnership for select real estate professionals who share our brand values and commitment to client excellence. The program offers two distinct pathways:
Preferred Agents — introducing suitable properties that align with our acquisition strategy.
Preferred Buyer’s Agents — referring qualified clients seeking access to The Sanctuary Collection.
Both pathways offer meaningful benefits, including referral rewards and the opportunity to participate in a growing portfolio of exceptional residences.

Licensed real estate agents with a proven track record in the luxury or second-home market are eligible to apply. We seek professionals who demonstrate integrity, market expertise, and a client-first approach. Entry is by invitation or application, subject to approval.

Preferred Agents focus on sourcing and introducing properties that meet The Sanctuary Collection’s acquisition criteria. They receive resale rights when those properties are sold and may also earn referral fees for introducing qualified buyers.
Preferred Buyer’s Agents focus exclusively on referring qualified clients who wish to purchase co-ownership interests. They earn referral fees on each qualifying purchase made by their referred buyers and are not permitted to source properties.

Referral fees are payable upon the successful closing of a transaction involving a buyer you referred. Property referrals do not generate referral fees but grant exclusive resale rights if the property is acquired. The applicable fee structure and resale provisions are outlined in the Referral Agreement and may vary based on the level of involvement.

Yes. There is no limit to the number of client referrals you can make. We actively encourage ongoing introductions and offer additional incentives and recognition for top-performing agents.

Yes. All Preferred Agents are required to sign a Referral Agreement, which sets out the program’s terms, compensation, exclusivity (if applicable), and expectations. The agreement ensures clarity, transparency, and protection for all parties involved.

Preferred Agents can monitor their referrals through the Agents Zone, where they can manage referred clients, follow their progress through the purchase process, and view the status of referral payments earned.

Any independent marketing must be pre-approved to ensure brand consistency and legal compliance.

Yes. As a Preferred Agent, you can earn referral fees on qualifying purchases of ownership shares regardless of your location. Buyers may be based anywhere in New Zealand—or internationally—and do not need to be from your local market.
As long as you are the first to introduce a qualified buyer and the introduction is formally submitted, your referral will be protected, and you’ll be eligible for a referral fee once your client successfully purchases a share in a property.

Referral fees are calculated on the purchase price of each buyer’s share, rather than the full property value. As The Sanctuary Collection operates under a co-ownership model, your referral fee is based on the specific ownership interests acquired by the buyers you introduce. Full details are provided in the Referral Agreement.

If you have a qualified buyer ready to explore an opportunity, simply submit their details through the Agents Zone. We’ll ensure your referral is properly registered and initiate the introduction process with discretion and care.
Your level of involvement is entirely up to you—our team will keep you informed as your client progresses through the purchasing process. Referral protections take effect as soon as the introduction is formally submitted.

Once you submit a referral through the Agents Zone, our team will promptly review and register the introduction. We will then engage with the prospective buyer to understand their needs and begin guiding them through the purchasing process. You’ll receive regular updates on your referral’s progress, including key milestones and any requests for additional information.
Throughout the process, our team will work with you to ensure a seamless experience and prompt referral payment upon a successful closing.

The Preferred Agent Program is structured as a referral arrangement, not an agency relationship, ensuring full compliance with the Real Estate Agents Act 2008. Preferred Agents act solely as introducers—they do not market or sell ownership interests, negotiate terms, prepare agreements, or handle funds.
All discussions, documentation, and transactions are managed directly by Equiti Group. Licensed agents must make any required referral fee disclosures to their clients in accordance with the Professional Conduct and Client Care Rules.
